When someone cares, empathizes and acknowledges their request, they feel like they are in good hands. We’re checking to ensure that temperatures and services are meeting their expectations, but the walk is an opportunity for so much more — it’s an open conversation to learn about their needs and how we can best support them.What is a problem you recently solved for a customer?We had a customer who conducted a national weekly radio show from their office that went out over a traditional phone line. On the day of the show, the phone line went down and they were going to cancel the show. However, I identified the correct type of phone line in our conference room and set the customer up fast enough for the broadcast to happen as scheduled.14

My team and I promptly visited their suite to personally experience the noise, then took immediate action. We engaged our engineering team to thoroughly assess the sound insulation of the shared wall and respectfully approached the neighboring customer, explaining the impact of the noise on their neighbor and kindly requesting a reduction in volume. The customer greatly appreciated our swift response and proactive efforts to resolve the issue. They felt heard, valued and reassured that their concerns were being taken seriously.

We worked with a trusted, specialized vendor to protect, move and later return the art. I know that the care we showed for this customer’s prized possessions while completing our work is something that will stick with them.Alyssa Dela RosaManager, Operations The PlazaWhen customers renew their lease, we typically send cupcakes. But for a daycare customer at La Jolla Center, I wanted to give them something that all the children could enjoy. I worked with our marketing department to design a coloring page incorporating images of children, iconic San Diego buildings and the Irvine Company sunwave. I printed it out on hard stock paper and gifted it to the customer along with small packs of crayons for each of the kids. The customer loved the gift and even sent photos of the children’s “masterpieces.” 16

That’s what Koga and his team did with Jamboree Center’s new amenity hub, opening later this year. By placing dining, fitness, outdoor workspace and conferencing in close proximity, the workplace naturally draws together people who might otherwise never meet.“People coming together is the foundation of business success and personal well-being,” says Koga. “We’re thinking beyond the four walls of a company’s office and looking at the entire community ecosystem.”“20

When a presentation ends, the doors open and it’s easy to step outside for networking or happy hour. The layout reflects how people naturally want to move,” says Koga.21

I love how the garage doors in our office open. It’s like an outside-inside office, and I love that vibe. I take walks on my breaks down the pathline because it’s such great scenery. It’s so refreshing and the breeze is so nice.”On a typical workday, you’ll find SEGA employees challenging each other to an impromptu game of pool, enjoying a meal al fresco at Olive Grove Cafe and winding down with an after-hours workout at Kinetic.“We’re not just co-workers, we’re a family,” says Iwasaki, thanks in part to the ability to “do life together” at Innovation Office Park. These family ties are built, in part, by the workplace being a physical manifestation of SEGA’s company culture and values.Each conference room is dedicated to a specific brand and IP, like Sonic, Shin Megami Tensei and Super Monkey Ball. One of the most popular is the 16-Bit Room, based on a retro SEGA Genesis. The playful conference rooms mirror a workplace culture that prioritizes employee engagement and connection with employee events like Japanese language classes, Halloween horror movie night, ping-pong tournaments and, of course, gaming tournaments.“We’re a really kind and passionate group of people here,” says Collins. “So many of us are here because we’re gamers and have memories of playing SEGA games growing up. Growing Fast and Smart Tarsus Pharmaceuticals’ growth journey took it from a Discovery Park suite to a new headquarters at Spectrum Terrace.ARSUS PHARMACEUTICALS, one of Orange County’s leading pharmaceutical companies, is intentional about doing things differently. From their disease areas of focus to how they develop and deliver new medicines, their unique approach is powering a fast growth trajectory. Practically speaking, this has meant expanding their workspace from a nimble, 6K SF suite to a new 60K SF HQ — and Irvine Company’s leasing team has been with them each step of the way.“We started with Tarsus pre-IPO and have been with them through many milestones, including when their first treatment received FDA approval last summer,” says Jeff Shaw, Vice President, Leasing. “From the beginning, the team has been very thoughtful about their office space needs. We’ve worked in close partnership to ensure their scalability without compromising on the quality of their office space.”When the Tarsus team first looked at office space, Discovery Park immediately stood out. The workplace is designed to support companies as they go from early growth stage to larger scale, a perfect match for Tarsus’ early needs. Shaw and the leasing team helped Tarsus expand from their original suite to seven total suites.The amenities at Discovery Park have been key for building the company’s collaborative culture. When it came to taking the next step, they wanted a space that was both functional for their team and offered the indoor-outdoor connectivity they love at Discovery Park. The space also needed to match the company’s “zen-like” vibe.Shaw worked closely with the executive team, touring multiple Irvine Company workplaces before landing on Spectrum Terrace. More than half of the 73-acre campus is dedicated open space with 2,200 mature olive and pine trees. Outdoor gathering areas, a state-of-the-art indoor-outdoor fitness center and the Olympic-length pool are some of the unique amenity offerings that made this location so attractive. Currently under construction, the HQ is set to open in late 2025.“Our team at Irvine Company developed a close partnership with Tarsus, helping them grow strategically and find their new home,” said Shaw. HAT DOES IT TAKE TO STAY ON THE CUTTING EDGE OF INNOVATION? In the case of Chipotle, it’s their Cultivate Center:a multi-use space where the team can tinker with everything from burrito recipes to store design and train team members from around the country. The three-part space has two test kitchens, a fabrication area with a store mockup and a training center minutes from Chipotle’s Newport Beach headquarters at 610 Newport Center Drive. But bringing such a unique space to life also came with unique challenges. “A core feature of Irvine Company’s approach to leasing is listening, learning and asking questions up front so we can understand what the customer is trying to achieve,” says Mike Santley, Senior Director, Leasing. “That personal connection is key to providing custom solutions, which is exactly what we were able to do for Chipotle.”// FINDING THE RIGHT PARTNERWhen Chipotle considered relocating their HQ from Denver to California, the first step was to find the right partner. That’s where Irvine Company stepped in.Irvine Company not only had the ideal office space but also apartments for temporary executive housing, hotels for visiting team members and desirable residential communities — all key to a successful employee relocation experience.“Newport Beach is an unbelievable place for relocating talent because everyone wants to live and work in this beautiful coastal location. The quality of life is exceptional,” says Shelly Grange, Chipotle’s Director of Talent Acquisition. // IDENTIFYING THE RIGHT LOCATIONAlthough locating Chipotle’s HQ in Newport Beach was an easy decision, finding the perfect spot for the Cultivate Center was a challenge since it did not fit neatly into any traditional real estate category. After considering a range of possibilities, Santley and his team zeroed in on UCI Research Park, a curated innovation ecosystem with an emphasis on STEM, adjacent to UC Irvine. “Chipotle is a food company so at first glance the pairing might seem unexpected,” explains Santley. “But as we learned more about Chipotle’s business, we discovered that Chipotle is, in many ways, a technology company that uses software systems and innovative tech solutions to drive sales.” With the right location identified, Irvine Company’s construction team stepped in to make Chipotle’s dream space a reality.“ We’re dreaming up a whole new way to Chipotle — and it all starts right here in this building, where ideas turn into innovations. ”Nevielle PanthaVice President of Culinary, Chipotle31

// BRINGING THE SPACE TO LIFEBuilding the Cultivate Center in an office space presented a range of technical and logistical hurdles that required Irvine Company’s construction team to collaborate closely with Chipotle’s architects and internal team. “Timing, cost and potential disruption to neighboring companies were all hurdles we had to overcome with this highly specialized build-out,” says Kasey Warren, Director, Construction. “Very few landlords would take on such a complex project, but we knew that with the right team, it could be done.”Irvine Company came up with strategies to address each concern. A phased approach with two sets of plans allowed the kitchens, which required regulator approvals, to move forward while the rest of the plans were under development. Non-traditional ventilation methods were engineered to keep costs down. Trenches were dug to place unsightly mechanical equipment near the parking lot and soundproofing was designed to contain noise from the fabrication area.Visit the Cultivate Center today and you’ll find designers 3D printing giant models of Chipotle’s iconic pepper to adorn new restaurants. There’s a full working kitchen with cameras to livestream demonstrations of new menu items to restaurants across the country. And there’s the new collaborative robot or “cobot,” Autocado, which cuts guacamole prep time in half.“Pairing visionary companies with spaces that support their innovation and growth is what our team does every day at Irvine Company,” says Santley. “But partnering with Chipotle to create a space like the Cultivate Center, that is highly tailored to their brand and business goals, is a special experience, and we look forward to continuing to develop creative spaces together.”32

What creates that engagement and motivation?Developing great, inspiring leaders plays a huge role, and we only promote from within, so our engineering leaders have an average tenure of 20 years. Those leaders play the critical role of helping our engineers feel connected with our mission. They know that what they do drives business results and has a direct impact on the customer experience and the decision to renew their lease. When people know what they do really matters, they’re going to do the best job. It’s why we consistently see high customer satisfaction scores for response times and quality of work. What creates great customer service? Erron Williams, Senior Vice President, Engineering, shares why Irvine Company believes that great customer service starts with a great employee experience.What makes engineers so important to the customer experience at Irvine Company workplaces?Our engineers prevent and remove disruptions from building systems that can affect the customer experience so customers can focus on their businesses. Our engineering team leverages technology, high-quality maintenance and industry-leading training to proactively prevent system issues or address them before our customers even know there’s a problem. But when we have to react, we do it fast. We know what we do affects productivity, which is why we have what I believe to be the fastest response times in the industry. We often hear, “I didn’t even get a chance to hang up my phone and they were there.” What do you do to make sure your engineers can respond both quickly and effectively?We want to make sure that we can do the best job possible so we have our own real-world, hands-on training labs where we train our teams. It’s 100% transferable to what they do in the field, which makes them more proficient and efficient so we can fix systems better and faster for our customers.How do you train engineers around customer service?We can be the best and the fastest, but if we can’t create a great experience through personal interaction, then we didn’t do our job the best we could. Our philosophy is that when people are highly engaged with high morale, they create the best experience. They’re going to have a smile on their face, and they’re going to find the problem and fix it.34
